The year 2025 was a pivotal period for CPD S.A., marked by the completion of a review of strategic options and the launch of its new Development Strategy for 2025–2028. The company focused on building a diversified portfolio of properties generating stable rental income, comprising commercial properties in Poland and residential rental properties in the United States.

The key objective of the Strategy is to establish Poland’s first modern REIT (Real Estate Investment Trust), listed on the Warsaw Stock Exchange. The Company is counting on the passage of legislation enabling REITs to operate in the near future.
In 2025, the Company began implementing its strategic objectives through its first acquisitions and the development of its international business structure. CPD S.A. acquired control of Wielki Bór Sp. z o.o., the owner of two commercial properties in Częstochowa used for retail, service, warehouse, and office purposes, with a total built-up area exceeding 4,000 m² and a value of over 16.2 mln PLN. At the same time, CPD S.A. acquired a majority stake in Osiedle Kmicica Sp. z o.o., which owns a 1.1-hectare plot of land valued at 6.9 mln PLN, designated for multi-family residential development and an aparthotel.
“The property’s proximity to Jasna Góra and favorable zoning conditions create potential for operations in the long-term hotel rental segment, in line with our adopted Development Strategy,” – notes Rafał Kijonka, President of the Management Board of CPD S.A.
At the same time, the Company pursued activities related to its expansion into the U.S. market. It acquired two properties in Jacksonville, Florida, in the U.S., valued at 8.6 mln USD. Concurrently, CPD Capital LLC was established to oversee the Group’s business development in the U.S. market.
Last year, the CPD Group reported a net profit of 3.409 mln zł. This result was primarily due to the revaluation to fair value of commercial real estate owned by Wielki Bór Sp. z o.o. and Osiedle Kmicica Sp. z o.o. The Group also generated revenue of PLN 0.09 million from the leasing of commercial space by Wielki Bór Sp. z o.o.
The Group’s balance sheet position also improved significantly, mainly as a result of the acquisition of shares in entities owning real estate in Częstochowa. These actions laid a solid foundation for the further expansion of the asset portfolio and the achievement of strategic goals.
The year 2025 was a period of intensive transformation for CPD S.A. and marked the beginning of the implementation of the Company’s long-term development vision. “The acquisitions we’ve completed and the investment projects we’re carrying out lay the foundation for further growth in the Group’s value and the development of stable revenue streams based on the real estate market,” emphasizes Rafał Kijonka.
In 2026, the Company plans to further expand its real estate portfolio, grow its leasing business, and raise capital through both stock offerings and debt instruments. The goal remains the consistent implementation of the Development Strategy and the creation of long-term value for shareholders.
